Analysis of the residential potential of the Dresden region
Housing and living in the Dresden region
The construction of the ESMC semiconductor factory (European Semiconductor Manufacturing Company as a corporate cooperation between TSMC, Bosch, Infineon and NXP Semi-conductors) and the planned expansion of existing microelectronics companies, including the corresponding supply industry and service companies, will further expand the semiconductor location of Europe-wide importance in the northern area of Dresden.
In this context, an influx of skilled workers and population growth in the Dresden region is expected. This will also have an impact on the supply of housing in the Dresden region.
The aim of this study is to determine the housing potential available in the short to medium term on the basis of the housing currently available. The short to medium-term housing potential assumed in this analysis is that which can be activated by 2035.
The potential for housing in the study area was recorded in the following seven categories:
- Legally effective development plans
- Development plans in preparation
- Approved land use plans
- Other inner-local perspective areas
- Inner areas according to § 34 BauGB
- Property-related, small-scale expansion and conversion
- Vacant properties
The identified potentials should then be combined with the accessibility (motorized private transport and public transport) to Airportpark Dresden as the location of the major semiconductor companies.
